A case study of risks from sales to delivery of a large housing real estate development project

Abstract

Risk of potential during the sale to delivery phase to the customers, affect to cost quality and reputation of the company. This study objective to analyze risk factors of real estate developers from sale to delivery phase to the customer. Study data from detached house 2-storey, price 4-7 million baht per unit, with 331 units and study in the effect risk of potential from sale to delivery phase taking into risk factors from the construction phase. The analysis of risk factors is divided into two main areas, risk factor and effect of risk. The risk was found to have the highest number of 12% of the bank turned down loan application and 4% of the customer canceled the reservation because of uncertainty in the economy and 4% of the customers change their minds, did not transfer houses. The phase was found to have the highest number of 14% of loan application phase and 8% of phase transfer houses phase and effect of risk was found the highest number of cost.
